GENERAL RENTAL CONDITIONS 2024

1) ACCEPTANCE
Upon payment of the down payment and/or subscription to the "Booking confirmation”, the Guest expressly accepts all the "General rental conditions" set out here.

2) BOOKING
The booking is to be considered definitively confirmed only upon receipt of the "Booking confirmation" which the Boreal Agency will send via email after receiving the down payment. A copy of the "Booking confirmation" must be presented by the Guest upon arrival, accompanied by the identity document or passport of the booking holder and the list of guests who will be staying in the apartment (including children) if not already filled in using the link "check-in online”.

3) PAYMENT
40% of the renting amount (50% or more for bookings made on web portals [for example Booking.com]) is to be paid as down payment to the Boreal Agency – Al.Ce srl by credit card or bank transfer, within 5 days after the booking confirmation email. For stays of up to 4 nights, payment of 50% of the renting amount is required. The balance is to be paid on the day of arrival in cash up to € 999.00 and/or credit card. The balance can also be paid by bank transfer but this must be done at least 5 working days in advance from the day of arrival.

4) CANCELLATION / NO SHOW
The guest undertakes to promptly notify the Agency of the impossibility of using the reservation and the consequent cancellation (in writing by email to info@agenziaboreal.it and by telephone on +39(0)431.430428). The down payment paid as a confirmation for the booking of the apartment will for no reason be refunded, except in special cases which will be valued from time to time by the Boreal Agency: a) if the Boreal Agency considers the reason for the cancellation to be such as to return the down payment or if the cancellation takes place at least 30/21 days in advance from the start date of the stay, the Guest will receive a voucher for an amount equal to the paid one (net of the management costs only) which can be used for a new booking within 12 months of the issue of the same; b) if the cancellation takes place between 21 and 10 days prior to the start of the stay, the down payment will be lost without further charges; c) if the cancellation takes place with notice less than 10 days from the start date of the stay, in addition to the down payment, will be required also the payment of the balance; d) if the Guest does not show up on the day scheduled for the start of the stay (NO-SHOW) without having given prior written and telephone communication (via email to info@agenziaboreal.it) the reservation will be deemed cancelled, the down payment will be lost and payment of the balance will also be required. The Boreal Agency will attempt to re-let the apartment to third parties and, in the event of a successful outcome, could grant a refund by means of a voucher (each case will be valued individually). For reservations through Booking.com or other web portals, will be valid the cancellation/no-show conditions indicated online in each property/rate chosen by the Guest.

5) CHECK-IN / ARRIVAL DAY
Arrival can take place between 3:00pm and 6:30pm
(May, June, September) or 7:00pm (July, August). The Agency reserves the right to allow an earlier check-in to anyone who requests it, with the following clarifications that the Guest expressly declares to accept: a) the apartment is delivered as left by the departing Guest; b) it is not possible to present complaints regarding the cleaning of the apartment; c) upon departure the apartment must be returned in any case perfectly clean. In some properties it is possible to ask the Agency for the EARLY CHECK-IN service (for a fee) with a guarantee of delivery of the apartment by 12:00. In case the Guest produces a delay during the trip, either due to force majeure such as road traffic or personal unforeseen circumstances, he is requested to promptly notify the Agency on the number +39.(0)431.430428. In any case, the Guest must make sure to arrive within the Agency's opening hours.
At check-in, the following must be shown: identity document of the holder of the reservation, complete list of Guests (including children) if not already online filled, signed copy of the "Booking confirmation". It is possible to arrive outside the opening hours of the Boreal Agency ONLY with TOTAL PAYMENT in advance by bank transfer or credit card at least 5 working days before the arrival date and by sending via email all the documentation necessary for check-in (identity document of the holder, list of Guests, signed "Booking confirmation". In this case, on the day of arrival, the keys to the booked apartment will be left in a safety deposit box located outside the Boreal Agency and the opening code will be communicated. The Guest can then collect the keys at any time from 7:00pm onwards. Without the total advance payment, the keys will be left out for no reason and it is possible to check-in at the latest by 10:00 on the day following the expected date of arrival. After this time the reservation will be canceled by the Agency with consequent application of the cancellation/no-show conditions referred to in point 4.

6) CHECK-OUT / DEPARTURE DAY
Departure can take place between 9:00am and within 10:00am
, by going to the Boreal Agency to collect the key deposit and hand over the keys, leaving the apartment clean and tidy. Are required in particular the removal of rubbish, the cleaning of dishes/pots used - bathroom - kitchen, and the empty refrigerator. Even if the Guest has purchased the final cleaning service, is required to return the apartment free of rubbish. In case that the Guest anticipates the day of his departure, he has in any case no right to any reduction in the rent.
Departure can also be authorized outside opening hours but in this case, the Agency reserves the right to return the deposit by bank transfer, charging the relative cost. In this case, the Guest must leave the keys of the apartment in the mailbox located outside the Boreal Agency. If on the day of departure, following an inspection by our staff, the apartment is found to be dirty and/or untidy, the cost of cleaning will be charged as per the price list (€ 50/60). If pet hair, excrement, holes or other breakages of the apartment equipment are found in the apartments and/or in the gardens where pets have been hosted, €100 will be charged for this reason alone.

7) RENTING CONDITIONS
It is forbidden to host more people than is allowed by the number of beds indicated in our booking confirmation. In this respect, children from the age of 4 are considered as adults. The use of personal household appliances/electrical devices such as stoves, cookers, kettles, fans/air conditioners, etc. is not permitted. To verify compliance with these regulations, the Agency reserves the right to enter the apartments even in the absence of tenants. Should serious non-compliance emerge, the lease will be deemed terminated with immediate effect. If the Guest were to use their own appliances, thus making the electricity go out, can usually find the general meters on the ground floor near the stairs, lifts or condominium entrance. Complaints regarding the state of the apartment and/or the inventory will only be accepted if presented within 12 hours of arrival. Claims regarding cleaning must be submitted within 2 hours of arrival.

8) "REST TIMES" RULES
All the Guests are required to observe the regulations of each property and in particular to scrupulously observe the municipal regulations relating to public peace, especially in the afternoon and at night (generally 1:30pm – 3:30pm / 10:00pm – 8:30am), and for the use of swimming pools and elevators, avoiding noise and shouting. If the Agency receives repeated complaints about it, serious action will be taken.

9) APARTMENTS’ EQUIPEMENT
The apartments are delivered fully furnished as described on our website www.agenziaboreal.it. They are all equipped with a gas cooker (induction cooker only for some properties), a small or large refrigerator, kitchen accessories (plates, cutlery, glasses, saucepans with the exception of non-stick pans), standard cleaning accessories (mop, bucket, broom and dustpan), a blanket and a pillow for each bed. The Guest must bring bed sheets, towels and kitchen linen. Upon request, on site it is possible to purchase hygienic and disposable bed sheets and towels. The mattress and pillow covers supplied cannot be used as bed linen and if found dirty, laundry costs will be charged. In most properties, gas is supplied through the use of cylinders. Once the cylinder runs out, it will be promptly replaced only during the agency's opening hours (contact us on +39.(0)431.430428). Employees of the Agency and/or trusted companies of the same are authorized to enter the apartments for any repairs, maintenance or needs, even in your absence.

10) KEY DEPOSIT
All the Guests undertake to take the utmost care of the apartment and household equipment (dishes, refrigerator, appliances, mattresses, etc.) in order to avoid inconveniences both for themselves and for those who will subsequently occupy the property and to keep the property in good condition for a happy holiday. Any breakage or damage to objects must be compensated by the Guest. To guarantee punctual compliance with the above and the commitment to leave the apartment in order, a deposit of Euro 50.00 / 100.00 per apartment will be requested at the time of check-in, exclusively to be paid in cash, which will be returned on departure. The Agency may ask the Guest to wait in the Agency for the inspection of the apartment (about 20/30 minutes) or will arrange for the refund of the amount by bank transfer, charging the relative cost to the coordinates, which must be communicated in writing. In case of pets hosting or groups of young people, the key deposit may be raised up to Euro 500.00, again at the sole discretion of the Agency.

11) AGENCY'S LIABILITY
No responsibility can be attributed to the Boreal Agency, which only intervenes as an intermediary between the owner of the apartment and the Guest, regarding breakages, accidents, thefts, losses, delays and inconveniences in general that may occur in the apartment/property. However, it will lend its services to help resolve any problems. Any claims for damages must be agreed directly on the spot, presenting them in writing. In the event of malfunctioning of the air conditioning system, the Agency will provide a portable system until the repair has taken place or a flat-rate refund of 10% of the daily amount of the rent will be established only for the days in which the system it has been out of order. For any legal disputes, the exclusive competent Court is that of Venice.

12) PARTICULAR RULES
In the event of unforeseen events in the assignment of the booked apartment due to damage, unavailability or sale of the same, the Agency reserves the right to replace it with another having approximately the same characteristics. In this case, any additional costs will be borne by the Agency. The request for a particular apartment (number, floor, orientation, etc.) will be taken into consideration without giving any guarantee. It is possible to guarantee 100% of this type of request only with a supplement of € 50 per booking (with the exception of cases of sale or serious breakage of the apartment; in this case the fee, if paid, will be refunded). The description of the composition of the apartment, the photographs and other information shown in the catalog and on the internet sites/portals are to be understood as "indicative" information and are therefore not binding for all accommodations (even of the same type). The list prices are not binding for all accommodations. Any taxes and duties required by the Municipal Administration (see Tourist Tax) must be considered extra to the rent and paid only in cash upon arrival.

13) INFORMATION ON TV RECEPTION
In Bibione the reception of the TV antennas is in constantly updating so the TV signal could be weak and/or receive only a limited number of channels. The management of the TV antennas is the responsibility of the Administrators of the individual buildings and therefore the Agency cannot intervene except through them. Claims for compensation cannot therefore be attributed to the Agency. However, it will be the Agency's concern to intervene as soon as possible in order to provide the most efficient service possible.

14) BEACH PLACE
For direct bookings of 7 nights (or multiples of 7), the beach place is gifted from the Agency (with the exception of different offers where specifically stated to the contrary). Each voucher entitles you to book a place on the beach at the cash desks on the beach (or in some cases also online on the Bibione Spiaggia website) consisting of an sunumbrella, a sunbed and a sunchair, from the 4th row back, based on availability. It is also possible to book seats in the first 3 rows or in the aisle, with a supplement to be paid directly at the cash desks (or online in the case of website bookings). The voucher for beach place reservation is valid in any sector with the exception of the Pinedo, Shany, Kokeshi, Seven sectors located in Bibione Pineda. It is also possible to book in the "La Spiaggia di Pluto" sector with a relative supplement to be paid at the sector cashier (very limited availability, especially in the months of July and August, therefore inquire before booking).
Only one voucher can be given for each apartment. If you want, you can buy extras at a special price. The Boreal Agency is only an intermediary between the Guest and the "Bibione Spiaggia" company, therefore it cannot manage the reservations of beach places and does not know the availability of the sectors, therefore it will provide its assistance in case of need but cannot be held liable under any circumstances. We also remind you that Bibione participates in the "SMOKE-FREE BEACH" project, therefore smoking is prohibited on the beach (smoking is only permitted in signposted meeting points equipped with ashtrays).

15) SWIMMING POOLS
If the booked apartment has a swimming pool/s, the opening is guaranteed from about mid/late May to about mid/late September based on the weather conditions of the period. It is necessary to carefully follow the swimming pool regulations, respecting the rules and opening hours posted at the entrance gate (and which can also be viewed on the property's page on our website). If the rules are not respected (such as not taking a shower before entering the water or the use of soaps or sunscreens and other decisions of the condominium administrations) and the swimming pool should have altered ph, the Agency and/or the condominium administrator reserves the right to close it for a few hours/days in order to restore the optimal water level and thus ensure greater safety for use. No compensation can therefore be requested.

16) PETS
Pets are welcome in almost all of our properties and therefore can only be brought with you after confirmation by the Agency in consideration of the Regulations of each facility. If pets are allowed to stay, the Agency is authorized to ask for an additional fee of € 50 per booking. If pet hair, excrement, holes or other breakages of the apartment equipment are found in the apartments and/or in the gardens where pets have been hosted, €100 will be charged for this reason alone.

17) RULES FOR SMOKERS
Smoking is strictly prohibited inside the apartment, to allow you and any Guests after you to enjoy a smoke-free stay. Our Guests are authorized to smoke on the terrace or in any other outdoor area of the property, remembering not to throw away cigarette butts (even from the terrace). Each apartment is equipped with an ashtray. We also remind you that the Bibione beach participates in the "SMOKE-FREE BEACH" project, therefore smoking is prohibited on the beach (smoking is only permitted in meeting points equipped with ashtrays).

Notes on price list

The prices are weekly and "all-inclusive". 
Beach place included (1 sunumbrella, 1 sunbed, 1 sunchair) [not included in the apartments located in Bibione Pineda].

Prices do not include:
- € 1.00 per night and per person, tourist tax (up to a maximum of 10 nights; children up to 4 years free);
- € 50.00 / € 100.00 key deposit which will be returned upon check-out;
- € 50.00 pet fee (on request, where allowed and only upon confimation by the Boreal Agency);
- beach place for properties located in Bibione Pineda, which can be purchased on request directly from our office (limited beach places);
- bed sheets, towels and kitchen linen;
- final cleaning of the apartment.
